Five new retailers signed leases with St. John Properties, Inc., cumulatively totaling nearly 14,000 square feet of space at Greenleigh, a 1,000-acre mixed-use business community located in Middle River.
Situated off Interstate 95 and MD Route 43 in eastern Baltimore County, Greenleigh will include more than 3,300 residential units including single-family homes, townhomes, and luxury apartments, along with nearly two million square feet of commercial space upon completion.
Bill Holzman of St. John Properties represented the landlord in all five lease transactions.
“As the commercial office and multifamily components of Greenleigh continue to gain momentum and increase in size and scope, it is important to attract new restaurants, retailers and other compelling concepts to meet the wide-ranging shopping, health and fitness, and dining needs of our stakeholders and the surrounding Middle River and White Marsh communities,” stated Bill Holzman, Vice President, Retail Leasing for St. John Properties.
“We specifically target nationally-based retailers and restaurants based on the brand name recognition, while also pursuing locally-owned concepts because they bring product differentiation backed by energetic entrepreneurs.
This most recent collection is also an ideal complement to our existing retail mix.”
Bajeko Sekuwa Restaurant currently has 3 locations in the United States, a concept that offers fine Indian and Nepalese cuisine. Signature dishes include Biryani, Tandoori chicken, grilled salmon, and Nepali-style meals such as chicken and goat Sekuwa.
The restaurant signed a lease for 4,266 square feet of space at 710 Concourse Drive. Kris Ghimire of Ghimire Homes represented the tenant.
Greenleigh represents the second Bubbakoo’s Burritos franchise joining the St. John Properties’ portfolio, with the first recently opening at Liberty Exchange business community in Eldersburg, MD. The quick-service restaurant, which has more than 100 stores in 15 states, specializes in made-to-order Mexican Fusion dishes such as burritos, quesadillas, tacos, and bowls. Bubbakoo’s Burritos will be located within 1,726 square feet of space at 710 Concourse Drive.
“The dense residential and commercial sections of Greenleigh attracted us to this location,” explained franchise owner Sukhwinder Sidu. “We are also good friends with the franchise owner of Dunkin’ at Greenleigh, and his endorsement of the community provided us with tremendous confidence.”
MacKenzie Commercial’s Mike Ruocco and Tim Harrington represented the tenant.
Cellfix Plus, which signed a lease for 1,352 square feet of space within 710 Concourse Drive, specializes in the repair and refurbishment of electronic and wireless devices with a focus on cellphones.
The Greenleigh location represents owner Rejaul Tarkek’s second Cellfix Plus store, joining an existing site in New Jersey.
“We found tremendous energy and vibrancy at Greenleigh, and view the community as a development which will continue to get bigger and better,” Tarek said. “We wanted to be part of the growth and become a long-term tenant.
Kelly Backert owns a bootcamp and cycle studio in Bel Air along with Barre studios in Belair and Perry Hall, Greenleigh will mark her third local Barre studio. The concept offers a low-impact workout combining elements of ballet, Pilates, Yoga, and strength training, specifically targeting the female demographic.
“Women of all ages and fitness levels are regular participants in our program, and we also welcome men,” she said. “We are amazed by the dramatic growth occurring at Greenleigh and the surrounding area and realized this section of Baltimore County was not served by a Barre concept, so we jumped at the opportunity,” Backet added. Kore Barre and Yoga recently opened within 1,352 square feet of space at 710 Concourse Drive.”
Uptown Cheapskate, a national franchise which brands itself as a fashion exchange targeting the 13- to 35-year-old demographic, has leased a 5,256 square feet store at 11521 Wakefield Street. The store, which recently held their grand opening, enables consumers to purchase name brand clothing such as Adidas, Athleta, Champion, lululemon, Nordstrom, The North Face, and Urban Outfitters at a fraction of their original retail sales price.
Uptown Cheapskate accepts only freshly-laundered, gently-worn, men’s and women’s fashions — such as shirts, dresses, denim, jackets, shirts, handbags, and accessories — that can be quickly re-sold to customers interested in the latest clothing styles. Erik Ulsaker and Christina Cha represented the tenant in this transaction.
St. John Properties, together with partner Somerset Construction Company, initiated development activities on Greenleigh in 2007, a business community that includes multiple real estate classes including multifamily.
Greenleigh reflects a “New Urbanism” concept, with approximately 500 acres carved out for a range of housing options, mid-rise commercial office buildings and complementary retail and hospitality amenities.
