The following article has been released by Councilman David Marks about an Planned Unit Development in Perry Hall and an input meeting on this project
The Chapel Road corridor is one of the last double-lane major routes in Perry Hall, with rural characteristics and a hilly terrain. Before I was elected to the County Council, the Perry Hall Improvement Association pushed hard for the construction of Honeygo Boulevard to pull traffic off this route.
I grew up traveling this corridor and have taken action to preserve its character.
During rezoning, I initiated changes to reduce future development here. Much of the corridor is zoned DR 1 and DR 1H, or one house per acre, the lowest possible level.
We also pushed for Honeygo Elementary School and a new middle school which, combined with the downzoning, helped reduce school overcrowding.
A developer has submitted a Planned Unit Development, Perry Hall Chapel Estates, to bypass the zoning and increase the number of homes at an undeveloped area roughly where the red dot is located.
The current zoning, which I put in place, allows for fewer than a dozen homes with likely environmental constraints. This proposal more than doubles the number.
There will be an input meeting at the Perry Hall Library on Tuesday, Aug. 26 at 6:30 p.m.
Due to a Council meeting the very same night, I cannot attend but will be represented by my senior aide Bradley Lang.
The change will require Council action, so I will only announce my final decision after this meeting – we receive minutes and Bradley will take notes – and based on comments I have received at dmarks@baltimorecountymd.gov.
The developer and propertyowner have the right to submit an application and make a case; residents have the right to comment and make their opinions known.
